• small triangular plot by the lake but separated from it by an street and rail tracks
• a line of trees of about 10m hight block the views to the lake
• regulations admit 4 floors + attic (of max 50% of the last floor and does not count for total built area)

Concept and solution

• proposal to build maximum area allowed in the upper floor where views are better and prices higher
• thus increasing the rather small free space on ground level for terrace and playground
• right to build more m2 on attic floor as regulation allow 50% of the last floor
